Quick guide: what each document actually proves
Issued by the Sub-Registrar / Registration Dept. Lists every registered sale, mortgage, gift or lease on the property for a chosen period โ proof the land is free of legal or monetary claims. Usually asked for by banks before a home loan.
The full trail of ownership transfers, deed by deed, back to the earliest traceable owner โ normally 12โ30 years. It isn't one downloadable file; you assemble it from the EC plus registered deed copies at the Sub-Registrar's office.
The Revenue Department's record that the property has been formally re-entered in the current owner's name after a sale, inheritance, gift or partition. Needed to pay property tax correctly.
Known as 7/12 Utara, Khatauni, Jamabandi, Patta-Chitta or RTC depending on the state. The revenue department's live snapshot of who is recorded as the current owner today.
