Bhoomi Abhilekh Setu โ€” Find Your Land Record, State by State
Bhoomi Abhilekh Setu
Record Bridge - directory to the official Encumbrance, Mutation, Chain-of-Title and Ownership record portals run by Indian state governments.
โš  Independent directory only โ€” not a government website. We never issue certificates or collect your documents.

Find who officially owns a piece of land, anywhere in India.

Pick the document you need and the state the land is in. We'll point you to the correct official government portal โ€” Land Revenue Department or Registration Department โ€” and hand you off with your consent. Nothing here replaces a lawyer or your local Tehsildar / Sub-Registrar.

Quick guide: what each document actually proves

Encumbrance Certificate (EC)

Issued by the Sub-Registrar / Registration Dept. Lists every registered sale, mortgage, gift or lease on the property for a chosen period โ€” proof the land is free of legal or monetary claims. Usually asked for by banks before a home loan.

Chain of Title

The full trail of ownership transfers, deed by deed, back to the earliest traceable owner โ€” normally 12โ€“30 years. It isn't one downloadable file; you assemble it from the EC plus registered deed copies at the Sub-Registrar's office.

Mutation Certificate (Dakhil-Kharij / Intkal)

The Revenue Department's record that the property has been formally re-entered in the current owner's name after a sale, inheritance, gift or partition. Needed to pay property tax correctly.

Record of Rights / Ownership Extract

Known as 7/12 Utara, Khatauni, Jamabandi, Patta-Chitta or RTC depending on the state. The revenue department's live snapshot of who is recorded as the current owner today.

How this works: this page is a static directory. It does not talk to any government server, store your data, or generate documents. When you tap "Continue to official site," we open the relevant state government's own portal in a new tab, after you confirm.

Accuracy: official portal names and URLs change periodically as states relaunch systems (for example, Telangana replaced "Dharani" with "Bhu Bharati" in 2025). Where we weren't confident a specific link was current, we send you to a government-restricted search instead of guessing โ€” please cross-check the final URL is a genuine .gov.in / .nic.in domain before entering any personal details. For legal certainty on ownership, always confirm with the local Tehsildar, Village Revenue Officer or Sub-Registrar office.
